Buying Property in Portugal

Use a licensed estate agent. After your offer has been accepted you should instruct a lawyer to handle the purchase. (Our estate agent recommended a lawyer.) The lawyer's fee is usually around 1.5% of the purchase price of the property.

The lawyer will start the conveyancing process, checking all the relevant documents, such as title deeds, the habitation license and the caderneta urbana.

You will require a Fiscal Number and your lawyer will, on your behalf, register the transaction with the local tax office and obtain this for you. The process takes around 28 days, assuming all the information is in order. If you are obtaining a loan or mortgage, the process may take longer. You may want to set up a Portuguese bank account so that bills can be settled by direct debit.

When everything is ready, you and the vendor will sign the promissory contract. This is a legally binding contract, listing all the details of the sale. You will now have to pay your deposit to your lawyer, usually 10% of the agreed property price. A date will be agreed by you and the vender for the Escritura, or the signing of the deeds, which is similar to the completion stage in the UK. Promissory contract to Escritura may take up to 60 days, but could be less.

About Tavira

The origin of Tavira dates back to 2000BC and during the occupation of the Algarve by the Moors, was of great importance because of its fishing industry.


Many of the buildings were destroyed by the earthquake in 1755 but the town has been rebuilt and retains many fine 18th century buildings among its 37 churches.


Wander through the quiet streets and discover many fine restraurants to satisfy all tastes.


After exploring the architectural wonders of the town there are many beautiful empty beaches close by.
